Does any of this sound familiar?

Property management software usually models the building. The work is in the paperwork with deadlines attached.

What it looks like now

  • Certificates and deadlines are tracked in someone's calendar
  • Service charge and deposit reconciliation is manual
  • Owner statements take days to produce
  • Disputes are settled by searching email

What it looks like after

  • Obligations tracked by the system, with alerts before the date
  • Reconciliation that balances to the cent
  • Statements generated on schedule
  • A record that settles disputes without an archaeology project

What the market asks

CRM for brokers, inventory for developers, tenant and owner portals, reporting that finance will actually open. Off-the-shelf PropTech is built for listings. Conglomerates need one back-office across buildings. That is custom software, which is why this URL exists on the Dubai city-site instead of a generic “real estate app” paragraph on the hub.

We work with companies in Dubai from our office in Palermo. English UI. APIs to the accounting you already run. Sprint demos. The repository is yours.

The gap

Listings products do not become an ops system because you bought a higher plan. A holding that runs several towers needs units, contracts, service charges, and a login for the owner — one process. We write that process. We integrate with the registers and fee rules you name. We do not sell a fake “DLD certified” stamp.

What we ship

Web apps, owner/tenant login, broker pipelines, inventory. Stack per job (Laravel, Node, Vue, React). If the job is really an ERP across the group, use the Dubai ERP page — that is a different brief.

Escrow, service charges and handover are the constraint

Off-plan sales, escrow milestones and service-charge accounting are where property software in the UAE either works or generates disputes. The reporting has to reconcile to the fils.

Working with a team in Italy

Dubai runs two hours ahead. Your morning is our start of day, so the overlap is real rather than a token hour. The working week differs — Friday is short in the UAE — and we plan releases around that, not against it.

The office is in Palermo, Sicily — CET+2 relative to Dubai, with from your morning to our early afternoon in common. We are in the EU, so GDPR is the default rather than an option we bolt on, and data can stay in the EU when your contract needs it. There is one phone number, +39 091 748 0072, and the person who answers it is Davide di Vietro or the project manager on your work — not a switchboard.

How the work is delivered

It starts with a call about the process, not a price. Then a written scope that says what is in and what is out — the second list is the one that prevents arguments. Work runs in two-week sprints, each closing with something you can actually click. The repository is yours from the first commit, in your organisation on GitHub or GitLab, so changing supplier later costs you a conversation rather than a rewrite.

We do not resell licences, so we have no reason to talk you into a tool you do not need. If something off the shelf covers your case, we will say so before you sign — that answer is cheaper for you and it is how we would want to be treated.

Software requested in Dubai

This city-site is organised around what companies there actually commission — not a cloned “software house” page. Each item is its own URL, with its own copy.

  • Accounting — Top related query for “software” in the UAE (Trends 41). Tally, Xero, VAT workflows.
  • ERP — Related query erp software (17). NetSuite/SAP when the catalogue does not fit.
  • Hotel — Hotel software interest 16. PMS, booking, F&B — source you keep.
  • Property — Suggest: property management software Dubai, real estate CRM.
  • Restaurant / POS — Suggest: restaurant POS, billing, salon POS in Dubai.
  • Fleet / warehouse — Suggest: fleet management and WMS Dubai, not a generic tracker.

Request this work

Same wizard as the Italian quote form, scoped to Dubai: you pick the software from this city’s farm, then budget, then your details. Open the Dubai request. Or call +39 091 748 0072.

Questions from this market

We integrate when you have a legitimate API or export. We do not build a scraper and call it PropTech.
Yes — from Palermo, not from a local office. Ask on the call who would be on your project and how often we would meet.

How this actually goes

  1. 1

    A call about the process

Twenty minutes on what your operation actually does, not a pitch. You speak to the person who would run the work, not to a salesperson.

  2. 2

    A written scope

What is in, and — the part that prevents arguments — what is out. One fixed price, not a range that grows later.

  3. 3

    Two-week sprints

Each one ends with something you can open and try. You see progress every fortnight instead of waiting months for a reveal.

  4. 4

    Handover, whenever you want it

The repository has been yours since the first commit. We stay for operations if you want us, and nothing breaks if you do not.

The things you are probably thinking

Said plainly, because you would find out anyway.

You are not based here.

Correct, and we will not pretend otherwise. The office is in Palermo. What that costs you is the occasional flight for a workshop; what it saves you is an EU team at EU rates with from your morning to our early afternoon in common.

What if you disappear halfway through?

The repository is yours from the first commit, in your own organisation, with the documentation written as we go. Another team can pick it up. That is deliberate: a supplier who can hold you hostage has no reason to stay good.

We have been burned by a development agency before.

Usually by a moving price and a vague scope. So the scope is written, the price is one number, changes are quoted before they are built, and you see working software every two weeks rather than at the end.

Our requirements are not fully defined yet.

That is normal and it is the first call, not a blocker. If the shape is still unclear we scope a short discovery with its own fixed price, and you own whatever comes out of it even if you stop there.

Can we start small?

Preferably. One sprint on the piece that hurts most tells you more about working with us than any proposal, and it costs a fraction of committing to the whole thing up front.

Where does our data live?

In the EU by default, because we are an Italian company and GDPR is our baseline rather than an add-on. If your contract requires another jurisdiction, we build for that and write the decision down.

What you keep if it goes wrong

The code, always

The repository is in your organisation from the first commit. If you stop the project at sprint two, you keep everything written up to sprint two, running, with the documentation.

A fixed number, not a range

After the written scope the price is one figure. If the scope changes, we quote the change before doing it — you never find out from an invoice.

An honest no

If an off-the-shelf product covers your case, we say so on the first call and you save the budget. We do not resell licences, so nothing about that advice pays us.

Inventory, not another listings clone. Call Palermo.

One call, no obligation. If an off-the-shelf tool fits you better, we will say so.

Davide di Vietro or the project manager on your work answers. No call centre, no form that disappears into a queue. Prefer writing? info@dadomediaweb.it.
